Quiet hours start at 8:00 pm. Breaking house rules (noise, guest limits, smoking,drug use) may result in immediate eviction and no refund. ⸻ 🚭 Smoking Policy Strictly no smoking inside, on balconies, or in common areas. Breaches incur a $500 fine and immediate eviction. ⸻ 🛠️ Maintenance & Access We respect your privacy, but if building maintenance or urgent repairs are required, we may need access. We’ll always provide notice beforehand. ⸻ 🧼 Damage & Cleanliness Report any existing damage on arrival to avoid being held responsible. You’re responsible for any damage caused during your stay. If something isn’t right at check-in, please tell us immediately so we can fix it. Refunds won’t be considered after the fact. ⸻ 🏢 Facilities & CCTV Common areas are monitored by CCTV for your safety. There are no cameras inside the apartment. ⸻ 🐾 Pets Sorry, no pets allowed. Evidence of pets may result in additional cleaning fees and fines. ⸻ ⚖️ Liability & Safety We’re not liable for injuries, loss, or damage during your stay. Please lock up when you leave and secure valuables. Report any issues promptly so we can assist. ⸻ 🔑 Lost Keys & Lockouts Lockout call-outs incur a $50 fee, or $150 after 6:00 pm and on weekends. Lost keys or swipe cards (which may require lock replacement) are charged at cost — typically at least $250+. ⸻ 📦 Mail & Packages Please do not have packages or mail sent to the property. ~~~~~~~~~~~~~~~~ BEFORE YOU BOOK ~~~~~~~~~~~~~~~~ Our check-in time is 3 pm on your day of arrival and check-out time is 10 am on your day of departure. Before you book please consider your travel arrangements in relation to this. If you plan to arrive early or want to depart late, please consider booking an additional night, subject to availability. We cannot offer early check-ins or late checkouts as we require the time between guest stays for our housekeepers to prepare the property for you. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ CHECK-IN INSTRUCTIONS ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ Our check-in instructions will be sent 2 days before your stay. There will be a check-in guide that includes detailed instructions, images and everything else to ensure a smooth check-in and an enjoyable stay. ~~~~~~ BONDS ~~~~~~ For guests new to Airbnb and yet to receive their first review, or those with less-than-perfect reviews, we require a bond. Bonds are administered via Airbnb for complete transparency and returned on departure all being left as it was found. ~~~~~~~~~~~~~~~~~~~~ THIRD-PARTY BOOKINGS ~~~~~~~~~~~~~~~~~~~~ No third party bookings unless arranged during the booking process i.e. the guest making the booking must be part of the group staying at the property. ~~~~~~~~~~~~~~~~~~ SAME-DAY BOOKINGS ~~~~~~~~~~~~~~~~~~ Housekeeping arrangements require a lead time of at least one day to ensure a 3 pm check-in on your day of arrival. If you make a last-minute booking we cannot guarantee a 3 pm check-in so please be prepared to check in later in the day and contact the host before booking. ~~~~~~~~~~~~~~~ STARTER SUPPLIES ~~~~~~~~~~~~~~~ In order to set realistic expectations, we offer essential starter supplies to make your stay more comfortable. These complimentary supplies comprise shampoo, conditioner, body wash, toilet paper, and a few other items. Please note that these supplies are not intended to last for the entire duration of your booking but are provided to avoid the need to rush to the supermarket immediately upon arrival. If you would like to request mid-stay services at any time during your booking, please inform us. ~~~~~~~~~~ TRAVEL COT ~~~~~~~~~~ A travel cot is provided in the home for your free use. Please bring the baby's own cot linens or sleeping bag for safety & hygiene reasons. ~~~~~~~~ PARKING ~~~~~~~~ Please note that we have one parking space in a garage for only a small car. There are multiple outdoor bays in the complex which can be used too. ~~~~~~~~~~~~~~~~~~~~~~~~~~~ NOTE ON RESPONSIBLE HOSTING ~~~~~~~~~~~~~~~~~~~~~~~~~~~ We are committed to responsible hosting which means that we want our guests to have a positive experience staying in our place.
